Explained

Each EMI is split between interest and principal. In the early years, interest dominates — your principal repayment first exceeds interest around year 12. Prepaying anything before that year kills the maximum amount of interest.

Under Section 24(b), interest on a home loan for a self-occupied property is deductible up to ₹2 L / year (old tax regime). Principal repayment counts under Section 80C's ₹1.5 L cap. Neither deduction is available under the new tax regime.
